Florida's deed-restricted communities operate under recorded covenants that govern the exterior appearance of every home. The Architectural Review Committee — appointed by your board, advised by Paramont — reads each request against those covenants and the community's design standards.
How the process works.
Submit
Complete the ARC form below with project details and supporting documents.
Review
Paramont logs your submission, confirms completeness, forwards to the ARC. Owner ARCs meet monthly; condo ARCs typically meet at the board cadence.
Decide
Written decision within statutorily presumed approval window — typically 30 days for most communities under §720.3035. Approval, conditional approval, or denial with reasons.
Build
Begin work only after written approval is on file. Final inspection may be required for certain larger projects.
What needs approval — and what doesn't.
Specific rules vary by community. The list below is typical for Naples deed-restricted properties. When in doubt, submit — there's no harm in asking, and there can be considerable harm in skipping.
Submit before starting.
- Exterior paint or stain color changes
- Roof replacement, including material/color
- Windows, doors, garage doors, hurricane shutters
- Additions, lanai enclosures, screen rooms, pergolas
- Pool, spa, water-feature installation
- Driveway, walkway, pavers, hardscape
- Landscape changes: tree removal, major plantings, hedges
- Fences, walls, gates, mailboxes
- Awnings, exterior lighting, solar panels
- Generators & HVAC unit relocations
- Antennas, satellite dishes, EV chargers (visible)
Generally fine to proceed.
- Interior renovations not affecting building exterior or structural elements
- In-kind repair of existing approved items (same color, same style)
- Routine landscape maintenance (trimming, mulching, replanting same species)
- Holiday decorations within community calendar window
- Personal property on patios/lanais not visible from common area
- Plumbing or electrical work fully inside the unit
When uncertain, send a quick email — a one-line yes-or-no from the desk costs nothing and protects you from later complications.
What to include with your submission.
The more complete your submission, the faster the decision. We will not deny a request for incomplete information — we'll ask for what's missing — but that adds a cycle and slows things down. Provide:
- Description — clear, written summary of the proposed work
- Drawings or photographs — current condition and proposed change; rough sketches are fine if professional plans aren't yet drawn
- Materials & colors — manufacturer name, model, color code, sample/photo where applicable
- Contractor information — name, license number, and insurance certificate
- Survey or site plan — for any addition, structure, or hardscape change
- Timeline — anticipated start and completion dates
